While the proposal aligned with the Council's vision for increased density in the area, it was categorised as Impact Assessable due to it being a lower scale of density This presented an opportunity for JREY to showcase their ability to strategically plan for both short-term and long-term urban development goals.

Understanding the Council's vision for the site's higher density potential, JREY adopted a strategic approach. We recognised the need for an interim use that aligns with immediate market demand while paving the way for future high-density living through consolidation with neighbouring properties.
